Shingles Roofing Price 2025 in the Dayton area.

Several roofing shingles manufactures announced price increases up to 6% on residential roofing products, including shingles effective April 1, 2025.


Many factors affect your final estimate for replacing your old shingle roof, including:

  • house stories

  • roof pitch

  • multiple layers on your roof

  • many roof sections

  • longevity of shingles being 25, 30, 50 years or more

  • size of chimney

  • neighbor house proximity

  • how close dumpster or dump trailer can be to house, barn, shed, detached garage, shed or building

  • wood replacement

  • manufacturer warranty

  • and more


As a reference, Karga Construction, with new prices of shingles materials for a one story walkable roof {up to a 7/12 pitch}, with one layer tear off, wood in good condition, normal chimney size {3 feet x 5 feet}, dump trailer on driveway, using dimensional GAF Timberline 30 years shingles, proper ice and water, synthetic felt, new drip edge, new pipe  boots, new ridge vent, new chimney counterflashing, new dryer vents and any accessories over roof should cost around $3.90 per square foot.


There are multiple apps like Eagleview, Roofr, Roofsnap, GAF Quick Measure, etc. that can give you the measurements of your roof, depending on what you ask (just square measurements or adding valleys, rakes, ridge, etc.) should cost between $18 to $90 or you can ask your contractor to give you a free estimate with the measurements  of your roof that how you can see how much are they charging you per square.  One story house with this above conditions should cost:

  • 1500 square feet roof should cost US $5,850

  • 2000 square feet roof should cost US $7,900

  • 2500 square feet roof should cost US $9,750

  • 3000 square feet roof should cost US $11,700

  • 3500 square feet roof should cost US $13,650

  • 4000 square feet roof should cost US $15,600

  • 4500 square feet roof should cost US $17,550

  • 5000 square feet roof should cost US $19,500
